Our property is a private WATERFRONT on Georgian Bay. The beach is for your family's exclusive use only! Our private bay is part of thousands of square miles of open freshwater, twenty steps across our private lawn is over 100 feet of private sandy shoreline! The PRIVATE BEACH is great for sandcastle building and the water is clean, clear, and excellent for swimming. A waterfront property means you're at the beach all the time!
LOCATION Our cottage is WATERFRONT WITH PRIVATE BEACH! The property is located in Tiny Township. This is a beautiful area of Georgian Bay as it is on open water, in a quiet area of Georgian Bay, and only ninety minutes from Toronto! The properties private beach is for your family's exclusive use. Underwater visibility is a stunning ninety feet! The cottage is situated on a half-acre property with over one hundred feet of our private sandy shoreline that is private for your family's use only.
THE COTTAGE Our Family Waterfront Cottage has a bathroom, kitchen, living room, four bedrooms, and a great room. The great room is equipped with a double-size pull-out sofa bed. The living room also has a double-size pull-out sofa bed. Entry to the cottage is into the great room. An interior door allows you to pass into the living room. The kitchen is equipped with a fridge, four-burner full-size oven range, dishwasher, cups, bowls, plates, cutlery, coffee machine, pots, pans, toaster, and microwave. There is a forty-gallon hot water tank at the cottage. After the hot water in the tank is used it reheats in two hours. There is an electric fireplace in the living room.
OUTDOOR AREAS There is a huge outdoor deck with dining table, chairs, and a propane barbeque. There are six Adirondack chairs, six lounge chairs, and a fire pit are on the beach. Twenty steps from the deck across our private sand beach are the crystal clear water of Georgian Bay. Our sandy beaches and lake bottoms have no drop-offs and are very safe for children and people with limited mobility and all ages, an ideal family setting. The properties private bay is protected by two rock peninsulas, making it very safe! The water has an incredible 90-foot visibility without any weeds. The beach has white sand great for sandcastle building and spending the day. The property is forested with mature trees and offers full sun for the sun-seekers and also shade at all times of the day for the people who want shade.

July 31 to Aug 3 can be added to a July or August booking for an additional cost. Cannot be booked independently.

House Rules:
OCCUPANCY
Maximum TEN PEOPLE at the property at ANY time. This means if ten people are on the property manager will not allow additional people to visit, even for a few seconds. Managers must accurately indicate in the “booking details” section how many adults, infants, children, and total number pets will be attending the property combined and entered as "guests" and "pets" in the "booking details" section. If the booking is not an Abnb booking, all these entries must be made to the email of the owner.
Bringing more people outlined in the "Booking details" section, for any duration of time, will result in the booking immediately being canceled without a refund.
Changes to the "booking details' section after booking confirmation are at the discretion of the host only.
HOT TUB
The hot tub is available as an optional amenity for an additional $120.00. Prior to check-in, the hot tub is drained, refilled with fresh water, and fitted with a new filter (one-time replacement).Hot tub temperature and functionality are not guaranteed due to factors such as power outages, cold weather, or electronic control issues. The hot tub will not reach full temperature on the first day, as it requires approximately 24 hours to heat.If the hot tub amenity is selected, the manager is responsible for ensuring that all occupants have no underlying medical conditions that could make hot tub use unsafe. Airbb bookings: Payment must be made through the Airbb Resolution Center and confirmed in the Airbb chat at least 6 hours prior to check-in to allow time for setup.Non-Airbb bookings: Payment must be made via email transfer and confirmed by email at least 6 hours prior to check-in to allow time for setup.
PETS
The pet fee of $100 allows up to two pets to attend the properties total. If more than a two pet attendance is required, approval prior to booking is necessary. For every additional pet above two pet fee there is an additional charge of $50 per pet.
Manager is responsible for all pet(s)'s damages.
Do not leave pet(s) unattended unless they are in kennels.
Only cats and dogs are permitted on the property
Pet feces disposed incorrectly and not double bagged and placed in garbage bag/s in gray box at road will be charged at $50.00 minimum.
GARBAGE, RECYCLING AND ORGANICS
Manager is allowed to leave one garbage bag per week not exceeding 44 lbs or 20kg 80 liters at the end of the driveway inside the gray box.
Additional bag/s will be charged at $50.00 per bag to dispose of.
Garbage must be left in bag(s) inside the gray box.
Manager will leave the separated recycling in the blue bins at check out with organics latched in the green bin. A $50.00 sorting fee will be charged if recyclables and organics are not sorted according to instructions.
SMOKING
Smoking and, vaping are only permitted at the fire pit.
Please leave extinguished cigarette butts in the fire pit only.
Only dispose cigarette butts in labelled cigarrette butt can otherwise a cleaning fee will be charged.
FIRES
Fires are only permitted at the designated fire pit on the beach.
Extinguish fires completely with water only when not attended.
Manager will make sure nothing is removed from fire pit including wood or ashes.
No fires when winds exceed 10 km/h.
Manager will make sure Tiny municipal bylaws are complied to at all times.
Fires are only permitted as long as there is no fire ban in effect. It is the responsibility of the manager to make sure there is no fire ban in effect. The penalties for having a fire during a fire ban are serious.
FIREWORKS ARE NOT PERMITTED AT ANY TIME.
Manager agrees to pay a $1,000.00 fee for lighting fireworks or sparklers at any time.
If fireworks are ignited you will be required to vacate and the booking will be canceled without any refunds or deposits of any type will be reimbursed .
Candles are not permitted.
BEACH
Do not throw rocks in the lake. Do not litter on the grounds (including cigarette butts).
Any garbage, cigarette butts or mess left on the beach or grounds is subject to a cleaning fee.
Do not launch golf balls into the lake.
CLEANING
Leave the property clean and the way you found it.
If the property requires cleaning additional cleaning fees will be charged at a rate of 50.00 per hour per person.
NOISE
No amplified music at any time anywhere on the property 24 hours a day. " The operation of any electronic device or group of connected electronic devices incorporating one or more loudspeakers or other electromechanical transducers, and intended for the production, reproduction or amplification of sound.
CHECK-IN & CHECK OUT
Check-in is 4pm to 6pm.
Check-out is 11am.
