Dock deep enough for boats and jumping. Ladder to enter water from end of dock if desired. There is a free public boat launch just across the bay if needed (1 min boat ride, 6 min drive by land). Very convenient and easy launch access
Private treed 2 acres but nice and open lot around the cottage for yard fun
Property gets both sun and shade so there is a space for everyone's preference!
Gravelled drive and parking (no parking on lawn)
UV filtration system for lake intake water (however recommend using tap water for bathing, dishes, rinsing food only unless boiling for cooking)

From the property can do a lock-free boat ride to 2 popular restaurants: The Galley in Portland & CCs in Rideau Ferry!

Property is approximately:
*8 minutes to Portland village
*10 minute to Elgin
*15 minutes to Westport
*25 minutes to Smiths Falls or Perth
Also very close to Narrows Lock

Checkin is Friday 4pm
Checkout is following Friday 11am

AC (in main cottage), multiple room fans, fast wifi, bbq/propane, kitchen necessities (dishes/pots&pans/coffee maker/toaster, dish soap, hand soap etc) provided
Bring your own linens(sheets/bedding), toiletries, towels
Pillows are provided

General Rules & Housekeeping Policies:
*No pets. No exceptions. Please do not inquire
*Max 10 guests, no exceptions. Must know the names of all guests attending
*No smoking inside either cottage. No butts thrown on property please use tin pails provided
*No additional visitors unless discussed prior to booking. Absolutely no parties allowed (will result in loss of remaining rental period)
*All dishes washed and away prior to checkout (while there is plenty of dishware, we do recommend packing paper plates)
*All garbage and recycling collected and put in designated garbage shed prior to checkout
*Bring your own linens, towels(kitchen&bath), toiletries
*Please do light cleaning ie things back where they were originally/tidying. A large mess will result in loss of damage deposit
*Please take all of your leftover food from fridge/cupboards at checkout


50% deposit is due to book requested week
Remaining 50% is due by 60 days prior to check-in date
$500 damage deposit due with second payment/balance (damage deposit is fully refunded within 2 days if there is no damage. Please note, leaving a mess behind as we state minimum light cleaning can result in loss of damage deposit). Any damage above $500 caused by the renter/guests, is the responsibility of the renter as well.

Cancellation policy: if you need to cancel, prior to 60 days before check-in date, 50% of deposit is refunded. Within 60 days of check-in (and final payment has been taken) 50% refund of total (ie deposit forfeited but final payment reimbursed) NO refund on or within 14 days of check-in date

Example:
You book and secure with $1725 deposit, if you cancel prior to 60 days to your check-in, $862.50 is refundable. Within 60 days, and full $3450+damage deposit($500) has been paid, $1725+damage deposit ($500) would be refunded. On or within 14 days of check-in, no refunds are given except $500 damage deposit. This is to ensure we do not have last minute cancellations/no shows and lose out on other potential renters
